Indirect mortgage amortisation via pillar 3a

Published 3 November 2026 · updated 3 November 2026 · Written or reviewed by Christophe Bouin

Indirect amortisation is not a third OPP 3 route. It is a banking modality: the SBA directive (December 2023, section 2.2) allows amortising mortgage debt by contributing and pledging pillar 3a assets, instead of reducing the loan each year. The debt stays; the 3a stays invested and serves as collateral. Tax on a capital benefit arises only if a 3a sum is paid out.

Questions

Your questions, answered

The questions people ask before they request a comparison.

Is indirect amortisation set out in OPP 3?+

Not as a standalone route. OPP 3 covers the housing early withdrawal (art. 3) and the pledge (art. 4). Indirect amortisation is an SBA banking modality: contribution and pledge of pillar 3a assets.

How does it differ from withdrawing 3a to repay the mortgage?+

An early withdrawal pays out 3a capital and triggers separate tax on the capital benefit. With indirect amortisation the capital usually stays in the 3a, pledged to the bank; no withdrawal tax is due until a sum is paid out.
